Unreal Estate is a flat fee MLS company that lets you list your home on the multiple listing service (MLS) for an upfront fee of $0, $99, $249, or $449 (plus 0.5% at closing) — depending on the level of service you want. It's available nationwide, excluding South Dakota. Exact services and pricing vary by state.

Flat fee MLS companies can help you reach buyers through the MLS without paying a listing agent. On a $400,000 home, a traditional agent costs $12,000 (3%). Unreal Estate's starter MLS plan costs just $2,000 (0.5%), saving you $10,000.

However, you won't get the full range of support that an agent gives. You'll be responsible for managing the home sale yourself.

This DIY approach comes with risks — including the chance of selling your home for less than it’s worth if you don’t know how to price and market it effectively. In fact, homes sold without an agent sell for $55,000 less on average than agent-assisted sales.[1]

If you want to save on fees but still get expert help, a low-commission agent might be a smarter alternative. These agents offer full service for a reduced listing fee, helping you keep more money in your pocket without sacrificing sale price or support.

Unreal Estate’s Starter plan stands out because it’s free upfront — you only pay 0.5% at closing. That’s rare for flat fee MLS companies, which typically charge at least $100 to list. However, you’re limited to just five photos and won’t get phone or email support, so this plan is best for experienced sellers who are comfortable handling the process on their own.

The Basic plan adds a few conveniences, like more listing photos and limited listing edits. While it’s still a budget option, it doesn't offer as much value as similarly priced plans from other companies, especially since the 0.5% closing fee still applies. You’re mostly paying for a bit more flexibility and support without getting major upgrades.

The Deluxe plan offers more photos, a yard sign, and call forwarding. These perks can help your listing stand out and improve buyer communication — two key factors in selling quickly. If you want more support without jumping to the highest plan, Deluxe may offer the best value for most DIY sellers.

The Premium plan adds buyer qualification details and form reviews, which may appeal to sellers who want extra peace of mind with paperwork. However, top-tier plans from other companies often provide more robust support at a similar price — including help with pricing, negotiations, and closing coordination. And since Unreal Estate’s Premium plan isn’t full service, the value may not justify the cost. You might be better off with a full-service discount broker that charges 1.5% and handles the entire process for you.

Renting with Unreal Estate
Unreal Estate offers a rental service that helps users find apartments in major cities like New York, Chicago, Miami, and Los Angeles. The company partners with landlords and uses that marketing revenue to offer renters up to $2,000 in cash back when they sign a lease through its referral program. You can search listings on its platform, and if you work with its rental team, they’ll help you find a place and claim your rebate — at no additional cost to you.

Cash offer service
Unreal Estate also advertises a cash offer service, allowing homeowners to request a no-obligation offer by submitting their address online. However, the website provides limited information about how the process actually works. As with any cash offer service, it’s smart to compare quotes from multiple cash buyers to ensure you’re getting a fair deal — something you can do easily with a platform like Clever Offers.

Who does Unreal Estate work best for?

Unreal Estate is for home sellers who want to avoid paying a 3% commission to a listing agent and are willing to manage the sale themselves. However, not everyone is equipped to successfully sell a home on their own.

Unreal Estate may be a good fit if:

  • You have experience with and expertise in selling homes
  • You're comfortable handling most of the sales process yourself
  • You're tech-savvy
  • You're just looking for MLS access and a few other basic services

Unreal Estate is likely not the right fit if:

  • You don't have in-depth knowledge of the home sale process
  • You don't have a lot of time to dedicate to the sale
  • You want hands-on, in-person support
  • You want traditional services like help getting your home ready to sell and coordinating open houses

Need more support at a great price? Clever Real Estate gets you a low 1.5% listing fee with top-rated, full-service agents from trusted brokerages like Century 21 and Keller Williams. You'll receive affordable, comprehensive support from an expert dedicated to maximizing your sale price. Just answer a few quick questions, and we’ll match you with a top-rated agent near you.

Unreal Estate pros and cons

Pros

  • The Starter plan lets you list your home without paying anything upfront — a rare perk among flat fee MLS services.
  • The online platform is user-friendly.
  • Every plan includes email access to a licensed broker, which can be helpful if questions come up.

Cons

  • Each plan includes a 0.5% fee at closing. Many competitors provide basic and mid-tier plans that cost only a flat fee.
  • The Starter and Basic plans don’t include call forwarding, which can make it harder to respond quickly to interested buyers.
  • Only the Premium plan includes the maximum number of photos and unlimited listing edits — essential features that some other companies include in cheaper plans.
  • There’s no marketing help beyond a yard sign. Other services offer professional photography, social media promotion, and more.

Unreal Estate has a strong overall rating, averaging 4.4 out of 5 based on more than 200 reviews.

Customers often praise the company’s friendly staff, easy-to-use service, and positive selling experience.

That said, most of these reviews are from three or more years ago, which makes it hard to get a sense of the company’s current performance. Only a handful of reviews were posted within the past year — and those were on Google. One was a 5-star rating without details, another included a serious complaint about an agent "colluding," and a third offered this glowing feedback:

"They have very nice staff and broker. Great company, Great concept, Great people. Highly recommend this service." — P.H., 2024, Google

Given the limited number of recent reviews, it's worth doing a bit more research before making a decision. If you're considering Unreal Estate, try reaching out to the company directly with questions — and see if you can get recent customer references or examples of homes they've helped sell in the past year.

Unreal Estate doesn't stack up well with top competitors, which offer cheaper plans that include more services.

Even on Unreal Estate's most basic plans, there's a 0.5% fee at closing. Most other flat fee MLS companies charge only a flat fee upfront for basic services. And if they do charge a percentage, it's usually reserved for premium plans with much more hands-on support.

For example, Homecoin charges just $95 for its basic plan, which includes a 12-month listing term, 25+ photos, 10 free listing changes, and call forwarding. To get 25 photos and call forwarding with Unreal Estate, you'd have to pay $249 upfront — plus 0.5% at closing — and still only get a 6-month listing and 4 free changes.

Beycome has a $399 Enhanced plan that includes an unlimited listing term, max photos, unlimited listing changes, and marketing extras like a yard sign, fliers, professional photography, and social media promotion. Unreal Estate's plan with a similar upfront fee ($449) also has max photos, unlimited listing changes, and a yard sign, but no other high-value marketing support, and it still costs an extra 0.5% at closing.

Beycome does have a plan that costs 1% at closing, but it adds more support with pricing, negotiating, paperwork, and closing coordination. Unreal Estate charges a percentage at closing without offering nearly the same level of service.

ISoldMyHouse.com has a $399 plan that includes a 12-month MLS listing and 25 photos — the same photo limit as Unreal Estate’s $249 plan, but with twice the listing time and no extra fees at closing.

Unreal Estate vs. low-commission agents

Flat fee MLS services like Unreal Estate work best for confident, hands-on sellers. But if you’re not comfortable handling everything yourself, a low-commission agent can be a smart way to still save on commission.

Low-commission agents (which you can find through services like Clever Real Estate) charge just 1.5% to list your home and offer full service, managing all parts of the sale for you.

You’ll pay more upfront than you would with Unreal Estate, but you'll have a lot less work on your shoulders, and you'll likely sell for a much higher price. Agents are experts at pricing, marketing, and negotiating, which can help you get top dollar for your home.

Sell for more with a top agent. Pay half the usual rate.
  • FSBO listings sell for 13% less on average vs. agent-assisted sales
  • Clever lets you list with top local realtors for just 1.5% at closing
  • Get full in-person representation, showings, pro photos, and more
