- Your property is typical for the area and priced at or above $200,000
Consider alternatives if:

Second is strategy over salesmanship: a good agent should clearly explain their pricing, timing, negotiation, and backup plan. Third is communication and accountability. When interviewing agents, ask how they're seeing the local market behave right now, what their plan is if the home doesn't sell, and how often you'll hear from them."
Mikaela Camacho, a Dallas-Fort Worth real estate agent, builds on this: "[Look for] hyper-local expertise — DFW is not one market. [Ask:] How is my specific neighborhood performing right now? Can you give an example of a deal that almost fell apart and how you saved it?" An agent who welcomes these questions and answers them thoroughly is usually someone worth working with.
If you’re both selling a home and purchasing a new one, using the same agent can simplify the process. But you’ll need to find an agent with a successful track record as both a listing agent and a buyer’s agent. While some real estate agents do both, some of the best real estate professionals specialize in either representing buyers or listing properties

Pro tip: Even if you go non-traditional, consider services like Clever or local offer platforms — they help you compare your options and connect with agents or investors offering discounts, fast offers, or both.
Texas is currently a buyer's market, due to fewer active homebuyers and more homes available for sale.
- The market has an average of 6.6 months of supply, meaning it would take about that long for all available homes to sell if no new listings were added. There were 152,793 homes for sale in TX in the last month. Sellers added 9,729 new listings, and 3,565 home sales closed in that time.
- On average, properties spend 70 days on the market, and it takes 45 days for a home to go under contract.
Homes in Texas are selling for less on average compared to the previous month. More sellers reduced their listing price this month compared to last month.
- 12,646 homes dropped in price this month. That's around 8% of all homes on the market, compared to the 7.4% of listings that lowered prices the month before.
- The median home in Texas ultimately sells for $340,000 – 1.58% less than its original list price.
In February 2026, we asked real estate agents across Texas about conditions in the local housing market. Patrick Stuckwish, a Greater Houston real estate agent, said, "Over the past year, the Houston real estate market has been fairly slow. Inventory built up in several parts of the city and the market became much more selective. Mortgage rates have [recently] dipped back below 6%, bringing some buyers back. Looking ahead, I expect [Texas] to remain in a fairly balanced market — well-priced, well-marketed homes will sell; those that aren't will sit."
Mikaela Camacho, a Dallas-Fort Worth real estate agent, added, "DFW has shifted from a hyper-competitive seller's market into a more tempered, balanced environment. Growth is still expected — but at a slower, sustainable pace supported by continued population inflows, job creation, and measured buyer activity." In a balanced market like this, strategy matters. Buyers who are prepared and patient can find opportunity, while sellers who price realistically and market well will still get results.
