If you’re both selling a home and purchasing a new one, using the same agent can simplify the process. But you’ll need to find an agent with a successful track record as both a listing agent and a buyer’s agent. While some real estate agents do both, some of the best real estate professionals specialize in either representing buyers or listing properties

Georgia is currently a buyer's market, due to fewer active homebuyers and more homes available for sale.

  • The market has an average of 5.9 months of supply, meaning it would take about that long for all available homes to sell if no new listings were added. There were 43,324 homes for sale in GA in the last month. Sellers added 3,560 new listings, and 1,458 home sales closed in that time.
  • On average, properties spend 63 days on the market, and it takes 41 days for a home to go under contract.

Homes in Georgia are selling for more on average compared to the previous month. More sellers reduced their listing price this month compared to last month.

  • 2,982 homes dropped in price this month. That's around 7% of all homes on the market, compared to the 5.6% of listings that lowered prices the month before.
  • The median home in Georgia ultimately sells for $375,000 – 0.57% less than its original list price.

In February 2026, we asked real estate agents across Georgia about conditions in the local housing market. Chetaun Smith, a real estate agent serving Central Georgia and Metro Atlanta, said, "[The market has] shifted from a strong seller['s] market to a mixed market leaning more toward buyers. [Over] the next 12 months, I think [it] will remain mixed but gradually lean [back] toward sellers and not many homes [are] available to purchase."

Jenna Ritter, a real estate agent serving Hall and Lumpkin Counties, added, "Buyers [now] have more leverage and sellers have to be competitive. Anything on the market for more than about 60 days, I would encourage buyers to go after a sizable price reduction." Buyers who've been waiting for more favorable conditions may find this window worth exploring, while sellers should plan for a more competitive listing environment.
