Michigan is currently a buyer's market, due to fewer active homebuyers and more homes available for sale.
- The market has an average of 4.3 months of supply, meaning it would take about that long for all available homes to sell if no new listings were added. There were 21,558 homes for sale in MI in the last month. Sellers added 1,839 new listings, and 1,063 home sales closed in that time.
- On average, properties spend 50 days on the market, and it takes 25 days for a home to go under contract.
Homes in Michigan are selling for more on average compared to the previous month. Fewer sellers reduced their listing price this month compared to last month.

In February 2026, we asked real estate agents across Michigan about conditions in the local housing market. S. Toni Jennings, a real estate agent serving Metro Detroit and Southeast Michigan, said, "Affordability improved a bit, but not enough to unlock the market. Prices generally held or climbed modestly [in] developing neighborhoods — low single-digit growth, not a boom. This year will be more of an adjusting, corrective market and not the recession everyone deems it to be."
Adam Sinclair, a real estate agent serving Bay City, Saginaw, and Midland, added, "The market value of housing is catching up with national trends, whereas previously it was several years behind. In 2026, I think buyers will still demand more negotiations while purchasing, and because supply is increasing, sellers will become more flexible as interest rates continue to drop and the market stabilizes."
