How much does Clever cost?
It's 100% free to get matched with an agent. You can request agent matches, interview multiple agents, and walk away at no cost. If you sell with a Clever partner agent, you pay a pre-negotiated listing fee at closing: 2% in California, Florida, Georgia, North Carolina, and Texas, or 1.5% in all other states and Washington, D.C. That's lower than the typical listing agent commission of 2.5% to 3%, but for homes under $150,000, the rate may not be guaranteed, so check with your agent. There's nothing to pay upfront, and if your house doesn't sell, you owe nothing.

The typical Clever seller saves about $7,100 in realtor commission fees. What’s included with Clever’s low listing fee?
Clever provides everything that a full-service brokerage offers: pricing strategy, professional photography, MLS and online marketing, showings and open houses, offer negotiation, and closing coordination. You get discount pricing, but not discount service.
Is Clever a discount real estate broker?
Yes, Clever is a nationwide discount real estate broker: You sell with a full-service local agent and pay a pre-negotiated 1.5% listing fee in most states, or 2% in California, Florida, Georgia, North Carolina, and Texas, instead of the typical 2.5 to 3%. For homes under $150,000, the rate may not be guaranteed. Unlike other discount real estate brokers, you get to choose your own agent from several top producers and receive 100% full service.
How does Clever make money?
Clever earns a referral fee from the agent's commission when a transaction closes, and only if you actually sell or buy a home through one of Clever's recommended agents. The agent agrees to this arrangement up front and factors it into the pre-negotiated rate. If you don't complete a transaction, Clever makes nothing. Clever never charges consumers directly and never sells your personal information to undisclosed third parties.
Why would an agent accept a lower commission?
Agents normally spend thousands of dollars and countless hours finding new clients. Clever sends them pre-screened, motivated sellers and buyers at zero upfront cost. That lets them accept a lower per-transaction fee while still maintaining profitability through higher volume.
