How it works: When you sign up for SimpleShowing you’ll get matched with a SimpleShowing agent who will provide a home value estimate. SimpleShowing will provide almost all the same services as a traditional realtor, such as professional photography and an MLS listing, although some support may be done remotely. As the seller, you’ll pay a 1% listing fee at closing (subject to a $5,000 minimum). Buyers can receive a rebate up to 1% of the sale price, but subject to multiple restrictions.

We gave SimpleShowing good marks for savings. Its 1% listing fee is far lower than the average real estate commission and the company offers decent savings to some buyers, too. Customer support is excellent, with reviewers praising the knowledge and responsiveness of SimpleShowing’s real estate agents and representatives.

However, SimpleShowing only offers in-person support in a handful of metro areas. Outside of those places, you’ll have to settle for fully remote service. And while SimpleShowing agents seem to be good, the company’s small size means you won’t get to choose which agent you work with.

Also, the listing fee is subject to a minimum fee of $5,000, which means only homes that sell for $500,000 or more will actually pay 1%. Sellers also have to offer a standard buyer’s agent fee. SimpleShowing’s home buyer rebate requires you to use only a SimpleShowing buyer’s agent instead of one of your choosing.

Is SimpleShowing right for you?

SimpleShowing is best if you’re selling a house for more than $500,000 and your biggest priority is saving on realtor commission fees. You’ll also need to make sure you live in SimpleShowing’s limited service area.

Simple Showing reviews are highly positive and praise the quality of support on top of the impressive savings. For a discount brokerage, SimpleShowing does offer a broad range of services, including professional photography, although in-person support is limited to only a handful of cities.

But watch out for minimum fees and eligibility restrictions for the home buyer rebate, which can undercut your savings. SimpleShowing’s small size also limits your ability to choose an agent who is right for you. Other companies do a better job of letting you choose an agent while still providing a low listing fee. SimpleShowing is primarily a virtual full-service brokerage, meaning they’ll provide most of the services of a traditional real estate brokerage, but not necessarily in person. For sellers, SimpleShowing says that your agent should provide:1

  • A comparative market analysis (CMA) and pricing guidance
  • Professional photography, staging advice, and an MLS listing
  • Guidance during due diligence, such as appraisals, and with buyer negotiations

Unlike some discount brokerages, SimpleShowing claims that home sellers work with one dedicated agent rather than a team. This arrangement can be an advantage since it ensures you have a single contact person and that there are fewer opportunities for miscommunication.

If you live in a metro area where SimpleShowing has a local agent, that agent will also view your house in-person and install a lockbox. However, a representative for SimpleShowing told us via email that if you live outside of their covered metro areas, this visit will be handled remotely.

Additionally, SimpleShowing’s agents don’t attend closing — although they will review your settlement statement — and they provide few of the extra real estate services that traditional full-service agents provide, like drone footage and open houses.

SimpleShowing discourages buyers from using their own buyer’s agents. Instead, to get the buyer savings SimpleShowing offers, you must use SimpleShowing as your broker. Showings can be booked online or via the mobile app.

How does SimpleShowing work? 

If you're a buyer, the home buying process is straightforward. You find a home you're interested in on SimpleShowing's website and book a showing online. If you use SimpleShowing's buyer's agent, you may get a rebate after closing. For sellers, real estate transactions work like this:

  1. On the SimpleShowing website, you’ll sign up by entering some basic information about your property.
  2. You’ll get a free home valuation, either done in-person or virtually depending on whether or not you live in a metro area with a SimpleShowing agent.
  3. SimpleShowing will arrange to have professional photos of your property taken.
  4. Your listing will go live on the local MLS.
  5. SimpleShowing will handle the negotiations, showings, and paperwork, most likely virtually.

SimpleShowing charges a 1% listing fee if you’re selling a house, which is a significant discount compared to the 2.83% average commission fee that most realtors charge. On a $600,000 sale, for example, you could pay just $6,000 for the listing fee compared to the $18,000 you’d pay with a traditional agent charging 3% — a savings of $12,000.

However, SimpleShowing’s listing fee is subject to a $5,000 minimum. That minimum fee means you’ll only pay the 1% fee if your house sells for at least $500,000 (i.e., the price point where $5,000 represents 1%). If your house sells for under $500,000, then your listing fee stays at $5,000, so in effect it will be more than 1%.

You’ll also have to pay the standard buyer’s agent fee, which is 2.66% on average and comes out of the proceeds of the sale. Offering a competitive buyer’s agent commission is important since it can help attract more buyers agents (and their clients). A buyer agent commission is also often a requirement for listing on the MLS. Note: It's currently standard practice for sellers to pay the buyer's agent commission, but this may be changing soon. Finally, SimpleShowing offers a home buyer rebate worth up to 1% of the final purchase price of the home. This rebate is subject to a minimum commission of $5,000, meaning SimpleShowing will only provide a refund that’s above their $5,000 commission and only up to 1%.2 SimpleShowing requires buyers to use a SimpleShowing buyer's agent to get the rebate and if the buyer has more than 10 showings with a SimpleShowing agent, the rebate is reduced to 0.5%.

Many customers were especially happy with the service they received from their agents. For example, one customer said of her agent: “Jeremy was professional, always available and provided an overall great experience for us when selling our home. Highly recommend!”

While it appears that SimpleShowing agents tend to be excellent for many people, you should choose the agent who is best for your particular situation.

While SimpleShowing states that all of its agents are experienced, we were unable to confirm if it has any vetting or performance criteria for them. Customer reviews often mention that agents provide excellent service.

One thing to note is that SimpleShowing is a relatively small company and its website suggests that it has a team of around a dozen people.3 It has local agents in only Atlanta, Dallas, Fort Lauderdale, Orlando, Miami, and Tampa. In other parts of Florida, Georgia, and Texas, it can only provide remote services. This small network size means you won’t have many, if any, options for which agent you get.
