eXp Realty is one of the largest traditional brokerages nationwide, with more than 83,000 active licensed agents. Launched in 2009, the company has a strong reputation among both agents and clients. It’s a cloud-based company, meaning there aren’t as many brick-and-mortar locations.

Whether you’re buying or selling, you can expect standard services from eXp Realty agents, including help with staging and showing your home, negotiating prices, and preparing paperwork. The exact services offered will vary by agent and location, so it’s important to ask for specifics when interviewing potential realtors.

However, you’ll likely pay the standard commission rate of 2.5–3%. On a $500,000 home sale, you'd owe your agent $15,000 at a 3% rate. Other companies can connect you with realtors who offer the same services for half that cost.

If you want to save money when you sell, Clever Real Estate can help. Clever's top local agents come from established brokerages (including eXp) and provide the same full-service support you’d expect from traditional realtors. The difference is, Clever has pre-negotiated a listing fee of just 1.5%, saving sellers an average of $7,000. Find top-rated agents who can sell your home for half the traditional commission rate.

Overview: What is eXp Realty?

  • ⚠️Downsides: No discount on agent fees

eXp Realty agents are traditional realtors who provide full-service support.

If you’re selling a home, you can expect a comprehensive range of services, usually including:

As a seller, you can also take advantage of these exclusive eXp Realty services:

  • ExpressOffers: If you want to sell fast for cash, eXp Realty will connect you with willing buyers.
  • eXp Luxury: Agents with experience selling high-end homes provide additional white-glove services.
  • eXp Access: This platform gives you access to pre-market and off-market listings nationwide.[1]

If you’re buying a home, eXp Realty buyer's agents will typically provide the following services:

  • Identifying properties that fit your needs and budget
  • Scheduling and attending property showings
  • Notifying you when new properties matching your criteria become available
  • Assisting you with making a competitive offer
  • Negotiating purchase agreements and contingencies
  • Assisting with home inspections
  • Coordinating with lenders, attorneys, and other real estate professionals
  • Assisting with closing, including the title and paperwork

In addition, you can also get a loan directly through Success Lending, eXp Realty’s in-house lender. Options include conventional, FHA, VA, jumbo, and USDA loans.

Commission rate

At a traditional brokerage like eXp Realty, agents typically charge the standard commission rate of 2.5–3% of the final sale price. Nationally, the average listing fee is 2.82%, and the average buyer’s agent fee is 2.75%.

Sellers previously set the commission rate for buyer’s agents, advertised it in their MLS listings, and covered the fee at closing. But following a settlement with the National Association of Realtors (NAR), buyers now negotiate the commission directly with their agent and include it in their contract. Sellers are still covering the buyer’s agent commission, only now it's offered via a concession instead of upfront.

When working with a traditional agent, you’re technically always free to negotiate the realtor commission. However, in practice, getting a significant discount is challenging. Agents from traditional brokerages often have little leeway or incentive to lower their rates.

If you want to pay less while still getting full service, consider an alternative like Clever Real Estate. With Clever, you’ll still work with a top-rated local agent, but with a pre-negotiated listing fee of 1.5% instead of 3%. You’ll get the same comprehensive support, and keep thousands more in your pocket.

How the 80/20 split works

eXp's commission split with its agents is 80/20 — the agent keeps 80% of their gross commission and eXp keeps 20% — until the agent hits an annual cap (currently around $16,000 in eXp-side payments). After hitting the cap, the agent keeps 100% of their commission for the rest of the year, resetting at their anniversary date.

That structure has practical implications for you as a client. An eXp agent who just hit cap has a different urgency profile than a new agent on the 80% tier — and both have different incentives than a Keller Williams agent on a different split structure. Ask any eXp agent you're interviewing where they are relative to cap. It's not a deal-breaker either way; it's information about how to read their pricing and time-allocation conversations.

How the revenue-share program affects agent behavior

eXp also runs a revenue-share program — agents earn passive income from agents they recruit into the brokerage, calculated as a percentage of recruits' production. The program is one of eXp's biggest agent-side draws and a meaningful part of why the brokerage grew from ~14,000 agents in 2019 to ~83,000 today.

The consumer-relevant question: does an agent's recruiting activity compete with their client service? In practice, the answer varies by agent. Some agents are heavy recruiters and lighter on their own client work; others recruit lightly and treat client production as their primary income. Worth asking during an interview: how many active listings do you have, and how do you allocate your time between client work and recruiting?

Generally, eXp Realty maintains a high standard of agent quality. Its realtors are often recognized with national awards from professional organizations like the National Association of Hispanic Real Estate Professionals (NAHREP) and RealTrends Rankings.[2][3]

eXp Realty has agents in all 50 states. Small, local teams can also join the brokerage, so you can be confident you’re working with a realtor from your area. Local expertise is important because it allows agents to accurately price homes, identify desirable neighborhoods, anticipate market trends, and negotiate effectively on your behalf.eXp Realty also invests in the professional development and success of its agents. eXp University provides a series of training programs for agents at every level, from beginners to seasoned pros.[4] Through eXp Realty’s Mentor Program, new agents are paired with experienced agents for additional support.[5] Agents have access to market insights, tech and marketing tools, and support staff as well. This ensures your agent will be well-prepared, knowledgeable about the latest market conditions, and equipped to handle the buying or selling process efficiently.

This experience is reflected in customer reviews, which cite agents who are knowledgeable and professional. Clients report that their realtors made the buying and selling processes easy and stress-free.

To find a real estate agent, you can search by agent or office on eXp Realty's website.

Before you sign with one of its realtors, interview a couple of others to ensure you find the right fit. Look beyond the firm’s reputation and consider agents’ local expertise and relevant experience. Also, check customer reviews to get a better idea of what it’s like to work with each realtor.

A 6-question vetting checklist for any eXp agent

With 83,000 agents in the network, the brokerage average is less useful than the individual agent's track record. Ask any eXp agent you're interviewing:

  1. How many years have you been at eXp, and where did you work before? Tenure at eXp + prior brokerage experience is a stronger combination than 'newly licensed and recruited.'
  2. How many transactions have you closed in my specific market in the last 12 months? Local market activity is the single best predictor of competent representation.
  3. Are you on the 80% tier or capped? This affects their urgency and pricing flexibility (see How the 80/20 split works).
  4. Given eXp's recent lawsuits, what does your brokerage supervision look like in practice? A good answer cites specific compliance and HR processes; a vague answer is a yellow flag.
  5. Can you share references from clients who closed in the same ZIP code as my property? Local references beat generic five-star reviews.
  6. What kind of response time can I expect? A specific commitment — e.g., 'I respond to texts within 2 hours during business hours' — is more useful than 'I'm always available.'

eXp Realty reviews are mostly positive, with the company earning a 3.3 out of 5 across the 299 reviews we analyzed. Many individual eXp agents also have customer reviews on Google. We have pulled a sampling of Google reviews to share and encourage you to look up your local agent.

Positive eXp Realty reviews cited good communication as a key factor in a stress-free transaction. Happy customers also noted that their agents were local market experts who guided them through the buying or selling process with professionalism.

However, some clients were not happy with the service they received. They reported unethical behavior and poor communication from agents. This is why it’s critical to interview two or three agents before signing a contract — the service and experience you receive will vary by individual.

Here are some common themes we found in eXp Realty reviews.

✅ Clear communication for a smooth and stress-free process

Many reviewers noted that agents were there for them throughout the transaction, communicating effectively to ensure an easy, hassle-free process.

Emily L. Dec. 12, 2025 Yelp

"A**** came in prepared and helped us secured multiple offers within 3 days of listing our house! She is absolutely easy to work with and made this whole process as smooth as it possibly can be. If you are looking for a realtor in greater Chicago area, contact A****!"

Rubie T. Sept. 23, 2025 Yelp

"I highly recommend the C***** Team! They were professional, responsive, and kept in constant communication, making both buying and selling a home stress-free and enjoyable."

Jonell F. Aug. 2025 Google

"Our family was extremely satisfied with L*******. Her professionalism along with her knowledge of the complex real estate industry in California is commendable. She sold two properties for our family, and each came with challenges that she navigated with ease. She was a pleasure to work with, and she always answered her phone even after hours. I would highly recommend Leeandra to anyone looking for a positive experience."

Aura M. Jan. 2026 Google

"I couldn’t have asked for a better realtor to help sell my home. He is incredibly thoughtful and genuinely caring, and it truly shows in everything he does. Communication was excellent from start to finish—he kept me informed every step of the way and was always available to answer questions or offer guidance. Most importantly, he always had my best interests in mind and made sure I felt confident and supported throughout the entire process. Selling a home can be stressful, but he made it feel smooth and manageable. I highly recommend him to anyone looking for a realtor they can truly trust."

✅ Knowledgeable, helpful, and professional

Reviewers also stated that their agents acted with professionalism. They were helpful and showed thorough knowledge of the area, even connecting clients with their wide network of home industry pros.

I.G. Nov. 26, 2025 Yelp

"M******* is so patient, kind, transparent, and very, very supportive! She is very knowledgeable! She was able to manage our expectations and emotions. Throughout this process, there were a lot of times we wanted to give up, but she gave us strength, confidence, and reminded us to have faith! M******* was able to leverage her good/strong relationship with a lot of people and businesses to help us achieve our dream to have a home of our own!"

Stephanie B. Nov. 2025 Google

"Patrice was instrumental in my home buying process! She is incredibly knowledgeable, patient, and thorough in her craft! She teaches you the tools to be an educated buyer and homeowner! I cannot speak highly enough of her, her experience, and her passion for what she does!"

Deanna V. Nov. 2025 Google

"I had the pleasure of working with this agent on a recent transaction, and I couldn’t have asked for a smoother experience. From start to finish, he was responsive, professional, and collaborative, truly focused on creating a win-win for both sides. Communication was excellent, timelines were respected, and the entire process felt seamless. It’s refreshing to work with an agent who values integrity and teamwork."

⚠️ Unprofessional agents and poor communication

The most common themes we found among negative eXp Realty reviews were unprofessionalism and poor communication. Customers also reported a lack of interest from the agents they tried to work with.

David, Consumer Affairs, Aug. 19, 2025 Aug. 19, 2025 Consumer Affairs

"We lost sales because of this unprofessional agent and more importantly; time. We made many upgrades to our home that merited a new photo shoot and there was never any interest on her part to have that done that in return would attract more buyers. Her strategy is to price cut, price cut and price cut. She never follows up on what she says until having to reach back out and check-in with her. Very forgetful on previous discussions and important topics about the property."

Danelle M. Feb. 6, 2026 Trustpilot

"Too bad there’s no option for zero stars. The Realter I contacted basically said she was too busy when I inquired about viewing a property that she was the listing agent on, ridiculous. I’ll go out of my way to never use our contact this company again."

Nadali May 24, 2025 Consumer Affairs

"We had to go through C***** with EXP since he was selling his own property. We wasted 4 months of our time trying to close on the home. As a realtor himself, we are very disappointed with his unprofessional behavior and lack of urgency to get things done. We ended up pulling the offer since he was not getting things done in a timely manner and not communicating. We will never use EXP in the future."

Emma July 21, 2025 Trustpilot

"I couldn’t believe how unprofessional eXp Realty was. They lied to me, pressured me to sign, and then completely stopped answering calls afterward. Do not waste your time or money with them. Their communication is extremely poor."

eXp Realty is a legitimate real estate brokerage. It was founded in 2009 by Glenn Sanford to be a cloud-based company. That means there are few brick-and-mortar locations, which helps agents and teams keep overhead costs low. The company has seen steady growth, going from 27,000 brokers in 2020 to more than 83,000 in 2025, though the agent count dropped 2% YOY.[6][7]

In terms of performance, eXp Realty ranks first nationally in total transaction sides with 350,119 and third nationally in sales volume with $152.66 billion.[3] The brokerage regularly ranks highly among national brokerages for sides and volume, which means agents are high-performing — you can count on them to close deals.

eXp Realty is facing some legal issues, though. One claims that top agents drugged and sexually assaulted women at company events and that senior leaders did not respond appropriately to the reports.[8] Another active lawsuit alleges that the company allowed an agent to act as a contractor on properties they represent, violating its independent contractor agreement.[9]

It’s vital to vet any agent you're considering. You can look at customer reviews, ask for client references, and search agents on state licensing boards to check for active credentials and any misconduct citations.

Bottom line: Is eXp Realty right for you?

eXp Realty could be right for you if you’re looking for a traditional, full-service, local agent backed by one of the top brokerages in the world. Most customer reviews suggest you’ll receive quality services and work with an experienced, knowledgeable realtor.

While the brokerage has an overall good reputation, it’s large, and agent quality can vary. It's wise to compare several realtors before signing a contract to ensure you find the one that best meets your needs.

If you want to get full service and save on realtor fees, consider interviewing agents from a low-commission brokerage, too.

Companies like Clever Real Estate work with top agents from name-brand brokerages like Keller Williams and RE/MAX. These agents deliver traditional services for less — a 1.5% listing fee instead of the standard 3%. Sellers save an average of $7,000 without compromising on quality or expertise.

Frequently asked questions

"eXp" stands for the beginning of many words representing the firm’s values — including “experts,” “exploration,” and “experienced” — according to the company’s CEO and founder, Glenn Sanford.

eXp Realty LLC is present in 29 countries across North and South America, Europe, Asia, Africa, Australia, and Oceania.

eXp Realty has over 83,000 agents globally. The company doesn't provide the exact breakdown of agents by country or region.

eXp Realty rentals is not something the company openly promotes or lists as a service on its website. However, some eXp agents list properties for rent on their dedicated websites.

eXp Realty agency has a commission split of 80/20. This means an agent receives 80% of their commission from buying or selling a home, and the company gets the other 20%.

The 80/20 split is between the agent and eXp Realty — it doesn't change the commission you pay. What you pay is whatever you negotiate on your listing agreement (typically 2.5–3%). The split can affect agent behavior — agents close to their annual cap have different urgency dynamics than newer agents on the 80% tier. Ask where they are relative to cap.

Not categorically. The lawsuits are reasons to do more brokerage-supervision and HR-process due diligence during agent interviews — especially for solo sellers or buyers attending in-person showings or company events. A confident agent will have specific answers about eXp's compliance practices. A vague answer is a signal to consider a different agent at eXp or elsewhere.

Most transactions are functionally the same — you meet your agent at the property, sign electronically, and close at a title company. The cloud model shows up in agent-to-agent collaboration (more virtual), training access (continuous through eXp University), and pre-market listing visibility for buyers (eXp Access). You won't experience the cloud model directly during your transaction.

eXp World Holdings (ticker EXPI) is the publicly traded parent company. eXp Realty is its brokerage subsidiary — the entity your agent is licensed under. When you transact, you transact with eXp Realty; eXp World Holdings is the corporate parent reported on in investor materials and SEC filings.

Direct negotiation with an individual eXp agent is possible but uncommon at a discount level worth materially changing your decision. The more reliable path is a pre-negotiated service — Clever Real Estate locks in a 1.5% listing fee with full-service agents (including some from eXp) before the match.
