As first-time homebuyers, my fiancé and I had a lot of questions and honestly didn’t know where to start. Brock and Shanna made the entire process feel manageable and even exciting. Shanna was beyond what we (my wife and I) expected when venturing into the market. She was prepared and very skilled. Through the process we received constant updates on our progress as well as reasurance. with it being our first time through the process she made it flow seamlessly. when we hit roadblocks she charge forward and without her i dont beleive my wife and i would be moving into our dream home. anything from repairs to unexpected events nothing threw her she negotiated us our best deal and helped the selling agent with proffesional contacts so that we could close. the level of professionalism and dedication to her clients is unmatched. i would not only recomend her to my family and closest friends but have already done so. the patience and kindness shown through the process made us both feel at ease. In my opinion having this team on your side offers an advantage that few others can bring to the table. As mine and my wife's dream is coming true i truly hope that these wonderful peoples do to because without them this was not possible.

As a buyer in the Beaver county area, I was excited to work with Coldwell Banker Realty’s team (Shanna Funwela and Brock Hanna). We signed a 1-year exclusive buyer agency agreement in April 2025, but from the start, communication was spotty—no proactive property suggestions, no showings tailored to our needs, and no real effort to build a relationship.Fast-forward to our recent joint purchase (with my wife, who never signed their contract): We found and closed on a home through a different agent who actually showed up for us. Suddenly, this team contacts us demanding the full broker’s fee (3.5% of purchase price or $4,000 min + $800), claiming entitlement under Paragraph 2(F) despite having no role in the deal. They ignored that only I was the ‘Buyer’ per the contract, my spouse used a separate agreement, and procuring cause doesn’t apply in PA for unrelated properties.This aggressive stance—threatening potential collections without discussion—breached the spirit of fiduciary duty. It felt unethical, like the contract was designed to trap clients rather than protect them. No flexibility, no empathy for a joint family purchase. If you’re buying in Beaver County, find agents who prioritize your success over squeezing fees.
