I purchased a lot through Melissa Williams and was disappointed with the overall experience.I relied on the reputation of the brokerage and expected a higher level of guidance when purchasing vacant land. After closing, I discovered development constraints, including a state water buffer and setback limitations, that significantly impacted the lot's buildability and marketability. As I worked through site planning, engineering considerations, and variance options, I felt that these challenges were not adequately discussed or emphasized during the transaction.What was most frustrating was the lack of support after the sale. When I began asking questions about the development restrictions affecting the property and sought assistance regarding the ARC process at The Fairways, I found communication became very difficult. Multiple calls and emails seeking guidance either went unanswered or were not addressed in a meaningful way, leaving me to navigate these issues largely on my own.I also reached out to company leadership in an effort to discuss my concerns and seek a constructive resolution. Unfortunately, I did not feel my concerns were taken seriously or that there was a genuine effort to help address the challenges I encountered after purchasing the property.My advice to anyone purchasing vacant land is to conduct extensive due diligence, independently verify setbacks, buffers, easements, ARC requirements, and development restrictions, and not assume that a vacant lot can be developed without significant investigation.This review reflects my personal experience and disappointment with how the transaction and follow-up were handled.
