Recently I retired from the military and was relocating to the area from another state. The rental properties in Sierra Vista weren't desirable, so I decided to buy a home using my VA home loan. I feel very fortunate that we had Josh Berkley to guide us through the home buying process. I did not know real estate, homeownership, etc. There was also the challenge of finding the right house during COVID-19 and from the distance of another state. This situation required that we place a lot of trust in Josh to make sure we wouldn't have buyer's remorse from not being physically present to view different properties. After closing and moving into a gorgeous house in Sierra Vista, I'm proud to say that the entire process was conducted virtually online and over the telephone. I don't believe we would be this satisfied if we had worked with anyone else. The first night that we moved into our home, there were some anomalies with the AC and water heater. It didn't matter whether it was late at night or on the weekend, Josh was committed to ensuring everything was attended to or repaired. Josh always responds and offers his assistance to his customers long after closing. We have already experienced this in our first week in our home. So if you are in a similar situation as a new buyer or relocating to Cochise County, AZ., We highly recommend Josh, who is a stellar real estate professional. Josh Berkley is quite possibly the most knowledgeable and professional real estate agent I have dealt with. He has helped purchase and sell multiple properties for my friends and family. There have been a few occasions where people I know have gone with other real estate agents because they told them what they wanted to hear and had no problem listing the property at a price they knew wouldn't sell. Josh is fair, straightforward, and backs up his pricing and estimates with legitimate comps and market research. He is always on top of current market trends and ever changing lending practices and programs. If that wasn't enough he has teamed up with the best lenders, title companies, photographers, and other industry professionals to fill every need within purchasing or selling a home. I recommend him to anyone who asks for a top quality real estate professional.

I cannot begin to explain the amount of satisfaction I have with Josh and his team. This process of buying a home is more of a process than I think most understand until you are the one in the process. There is so much negotiation and research that takes place on Josh's side to get the right deals and contracts in place and so that I as the buyer do not get taken advantage. That all factors have been considered with the market, appraisals, inspections, etc. - this list is very long. His job is to look out for the buyer and I have experienced nothing less. He knows the in's and the out's of this business and it's who you want on your side when buying a home. He is honest, trustworthy, and has always been upfront with possible outcomes of each decision. I was referred to Josh by a friend years ago for when I was ready to buy a new home and I am so happy that I decided to go with him for this process. I will absolutely be continuing to use Josh for any future needs and referring him all my friends and family. I cannot thank Josh and his team enough for helping with this process!

I made a terrible mistake rushing into a service contract with Josh. I was moving out of town and contacted him last minute. For over a year I lost over $2k per month toward mortgage payments and utilities (to keep the lights on and water running) for a property I have not resided in the entire time the property has been on the market; while Josh has done little to nothing to sell my property.I originally paid $335K for my newly built property in 2008 (the appraisal value of this property at the time). In 2017, I contacted Josh, who advised me to list my property at ~$280K (~$55K less than what I paid for it and ~$15K less than what I still owed on the mortgage). Alternatively, I decided to open at ~$309K (still $26K less than what I paid for it and still at an overall loss after 6% realtor fees at closing). [Side Note: Honestly, why do realtors get a percent. They don't do nearly even 10% of what realtors used to have to do to sell a house. It should be a fixed amount.]Meanwhile, the contract was written to lock me into one year (which I later discovered is an insanely long contract period to sell a property being that everyone I was talking to said the contract should be 3 month to 6 months at the longest). After waiting 6 months with my property listed at ~$309K, I gave in and reduced the listing to ~$285k. At this reduced price, and based on local comparisons (which was the only thing ever used to rate the value of my property), my property should have had no issue selling. None-the-less, it still remain unsold at the time of writing this review (more than one year after the original listing). During the contract year, I have received a grand total of maybe 3 communications regarding the status of my property that I did not have to initiate (even after requesting a weekly status update, which never happened). The one and only offer ever made on the property turned out to be one of his own clients and was for a ridiculous ~$260K (~$75K less than I originally paid). It was as if he had advised the client to make a low ball offer to determine if I was desperate enough to break down and sell at such a low ball price (though I can't say if that actually happened). At the end of the one year contract, I was expecting him to contact me to ask about extending my contract and/or maintaining him as my realtor, however, I have yet to hear from him regarding the end of my contract.I do not believe he knows the local area well enough to give either a buying or selling client the information required to make an educated decision regarding the purchase/sale value of a property. Each and every time he has discussed property value to me, he has been completely reliant on current market comparisons and has put zero effort toward getting or asking for an actual appraisal value for the property.Due to my experience with Josh, it is very UNLIKELY that I would recommend his services to anyone.

I have sold and bought a house from Josh and would highly recommend him. The house he sold was on the market with another realtor for 2 years without an offer. I listed it with Josh and he worked his magic. It was a great experience that went very smooth from start to finish. Josh and Courtney are fantastic real estate agents! They were so patient with my family and me while we were looking for a home. Whenever we found one we were interested in, they immediately scheduled an appointment to view it and found out everything we needed to know about it. They even played hide and seek with my daughters to help keep them occupied while we looked around! ;) They also recommended homes that would fit our families needs, expertly blending my husband's and my ideas of a perfect home. They found the most perfect home for us, including a bathroom door for the master bath (my specific request, haha)! And, after we purchased the home, they were able to recommend contractors to help us make everything perfect! We loved working with them!
