FSBO.com is a nationwide flat fee MLS company that helps you list your home on the multiple listing service (MLS) for an upfront fee of $399.95. Exact services and pricing vary by state, since FSBO.com refers you to a local broker. You can also list just on FSBO.com for $99.95.

Flat fee MLS companies can help you reach buyers through the MLS without paying a listing agent. On a $400,000 home, a traditional agent costs $12,000 (3%). FSBO.com's MLS plan costs just $399.95, saving you about $11,600.

However, you won't get the full range of support that an agent gives. You'll be responsible for managing the home sale yourself.

This DIY approach comes with risks — including the chance of selling your home for less than it’s worth if you don’t know how to price and market it effectively. In fact, homes sold without an agent sell for $55,000 less on average than agent-assisted sales.[1]

The company has a BBB profile with no reviews and one complaint from April 2024. The complaint was about the use of a customer's email address.

Facebook reviews are outdated (from 2018 to 2019) and mixed. The three positive reviews highlighted the easy process and helpful customer service. One negative review didn't give any details, and the other was resolved.

One reviewer pointed out that both listing packages offer little value:

"Based on my experience this company is just a brokerage for real MLS listing services. The FSBO option does not get a listing seen by anyone, as Redfin, the only place a listing might be seen, will hide your listing. "Setting up with FSBO.Com was remarkable easy- until the handoff to the actual broker they selected to provide the MLS listing. This broker wanted my credit card information before he would list my property on MLS. I had already paid FSBO.com the full fee for the service plan I had selected. When I told the realtor I saw no reason to give him my credit card info, he stated 'much like when you check into a hotel, you leave your credit card information for any incidental charges...' What Incidental charges? you get my credit card information IF I decide to buy something extra, not INCASE- in this online world. FSBO did refund my charge but be aware." — H.J., March 2022
