What do real Clever Real Estate reviews actually say, and is Clever's 1.5% listing fee worth it? that's the question most readers have, and the answer is simple: it depends on your market, your home, and the agent you're matched with.

Here's what we can pin down. Across 4,583 verified third-party Clever Real Estate reviews on Trustpilot, Google, and the BBB, the company has an average rating of 4.9/5 with 99% positive sentiment for agent selection and 99% for savings value.

In addition, we can say confidently that sellers who close with a Clever-matched agent save about $7,000 in commissions on the average U.S. home sale, based on the difference between Clever's 1.5% pre-negotiated listing fee and the 2.88% national average listing-side commission.

This review walks through what 4,583 Clever Real Estate reviews tell us about agent quality, savings outcomes, and the situations where Clever is and isn't the right fit. It also covers what two independent realtors (who do not work with Clever) think the discount-brokerage agent-matching model gets right and gets wrong, so you can weigh both sides.

The rest of the article breaks down the scoring methodology, the most common praise and complaints, how Clever stacks up against Redfin, Ideal Agent, and UpNest, and a short, personalized assessment tool you can use to decide whether to compare matches in your area.

What recent customers say about Clever

Great experience. After I pressed Clever for a more local agent, they found just the one! REALTOR Micha Osloond was superb and Clever agent Lindsay was very thorough in following up with progress checks at all stages of the listing. Couldn’t be happier with how everything went!

Absolutely amazing. Highly recommend Clever. Saved me thousands. Rick with Ward Team was awesome, sold and bought us our dream home. Highly recommend.

How we analyzed Clever customer reviews

To evaluate Clever Real Estate reviews fairly, our research team did the following:

Sample frame. We collected every verifiable customer review of Clever Real Estate posted to four major third-party platforms: Trustpilot, Google, the Better Business Bureau, and Consumer Affairs. We excluded reviews posted to Clever's own website to avoid any first-party selection bias. Total sample: 4,583 reviews.

Date range. Reviews analyzed were posted between January 1, 2021 and April 30, 2026. The most recent review included was posted May 11, 2026.

AI analysis tool. We used Anthropic's Claude (claude-opus-4-6) to tag each review against 10 themes, then verified flagged themes by hand on a 5% random sample. Inter-rater agreement on theme tagging was 94%.

Themes analyzed. Agent Selection, Communication and Professionalism, Customer Service, Ease of Transaction, Guidance and Support, Integrity, Marketing, Real Estate Expertise, Results, and Savings Value. Themes appearing in fewer than 10% of reviews were excluded from the published findings to avoid drawing conclusions from small samples.

Sentiment scoring. Each tagged theme received one of three labels:

  • ✅ Highly positive (92%+ of mentions positive)
  • 🟡 Somewhat positive (75–92% positive)
  • ❌ Somewhat negative (under 75% positive)

What we didn't do. We did not weight reviews by recency, geography, or transaction type. Heavily promoted Trustpilot reviews from Clever's own follow-up email campaigns are included in the sample, which likely biases the average rating upward by some amount (impossible to quantify precisely). We flag this in the limitations note below.

Limitations. Like all online-review datasets, this one over-represents the loudest customers (very satisfied and very dissatisfied) and under-represents the silent middle. The 4.9-star average should be read as "the people who left a review skewed positive," not "every Clever customer was 4.9 out of 5 happy." We tried to surface what's underneath that average rather than just report it.

Ratings are helpful, but they don't tell the whole story. To understand what it's actually like to work with Clever, we read thousands of third-party customer reviews to identify patterns and where experiences differed.

Instead of just reporting an average score, we focused on what people consistently mention about agent quality, communication, savings, and support, and where results seem to depend more on the market or the agent involved. The sections below highlight those recurring themes.

Clever Real Estate reviews express overwhelmingly positive sentiment from customers.

Reviewers report that assigned agents are responsive and professional, and make them feel at ease during the home buying or selling process. Customers also appreciate that Clever's team follows up to ensure everything with the assigned realtor goes well.

Clever Real Estate set us up with three choices of agents from our area that we could choose from. Within minutes of calling an agent we received a response. Our agent, Michael Hvizdo contacted us. Totally impressed with the caliber of service and how easy the Clever process was!

Tina September 22, 2025 TrustPilot

Home sellers who work with Clever frequently mention multiple offers and sales well above asking price, often within days or weeks of listing. Customers also highlight how much money they saved on real estate commissions through Clever's pre-negotiated commission model.

Clever was very communicative and helpful throughout the entire selling process. The agent they recommended was the best we have ever had. Why would anyone pay the full 6% commission if you can get better service at a lower cost? Saved us over $9000 dollars.

RBR August 15, 2025 TrustPilot

Negative reviews for Clever are rare and are generally promptly resolved by Clever's customer service team. Clever also quickly removes any agent from their network who behaves unprofessionally or receives multiple negative reviews.

Here's how Clever Real Estate reviews break down.

Savings ratings

  • ✅ Savings Value (99% positive)

Savings is another area of high satisfaction among Clever customers. Many reviews mention that Clever's pre-negotiated commission rates put several thousand dollars back in sellers' pockets. Customers also emphasize the fact that they didn't have to sacrifice service quality to achieve those savings.

  • "We got everything a full-priced agent would give us for about half the cost"
  • "I was expecting sub-standard support for the discount commission but I couldn't have been more wrong"
  • "Bottom line, Clever saved me $9,000 in commissions"
  • "Saved thousands on the sale of our home without compromising service by using Clever"
  • "We saved over 10k and the marketing and the buyers' experience was identical to paying full price for commissions"
  • "We also ended up with an extra $5,000 in our pocket, a pleasant surprise that we attribute to Clever's efficient and cost-effective approach."

How much can you save with Clever?

The headline figure is $7,000 in commission savings on the average U.S. home sale, based on the gap between Clever's 1.5% listing fee and the national average rate. Your actual savings depend on your home's sale price, your local market, and whether your specific situation lines up with Clever's strengths.

We built a personalized assessment tool that takes 4–5 questions and returns a personalized verdict on whether Clever is likely to be a strong fit for your situation, or whether you're in one of the edge cases where it's worth comparing alternatives.

Critical feedback of Clever Real Estate

Clever works well for many buyers and sellers. But there are some rare situations where the savings may not be worth it, and you may want to compare it with other options.

Theme 1: Inconsistent agent quality (about 3% of critical mentions)

Clever's national network is its biggest strength. In markets with deep pools of experienced agents (major metros, mid-size cities with strong brokerage presence), reviewers tend to describe top-tier matches. In smaller, rural, or less-populated markets, a few reviewers report being matched with newer or less experienced agents.

What this means for you: if you're selling in a rural or low-volume market, ask explicitly for agents with more than five years of experience and recent comparable sales in your zip code. Clever will rematch you on request.

Theme 2: Some communication gaps after the handoff

A second, but less common complaint, is that Clever's concierge team is excellent before the match but less involved once the agent takes over. The agent becomes your point of contact, and if the agent is slow to respond, the experience suffers regardless of how good the initial Clever interaction was.

What this means for you: treat the first 48 hours after the match as your real evaluation period. If your matched agent is slow to call back, request a new match before you sign anything.

Theme 3: Cash-back limitations

A small share of buyer-side reviews express frustration with the structure of Clever's $250–$500 buyer cash-back program. Cash back is available in 42 of 50 states and is subject to specific qualifying terms.

What this means for you: confirm cash-back eligibility for your state before assuming it applies.

Theme 4: Marketing for premium and luxury listings

Reviews from sellers of homes priced above the local median sometimes flag that the marketing felt "standard" rather than tailored to luxury inventory.

This is consistent with what an independent realtor we interviewed had to say about discount brokerage models broadly. Christina Rordam, a 21-year top-producing agent with Florida Realty Investments in Orlando (and not a Clever partner agent), told us:

"In order to do high volume, a lot of the agent's business is outsourced...maybe you meet with one agent who's the face of the team, and then you have a junior agent that just got their license six months ago that's handling the negotiations of your contract," she says.

Clever's vetting process is designed to filter out agents who do that kind of handoff. Still, it's your responsibility as the seller to interview the actual agent who will be handling the transaction.

However, many Clever-matched agents can handle these situations just fine. In fact, reviews indicate that most of its agents go above-and-beyond to satisfy their clients and meet their various needs. What matters most is whether the agents in your area have experience with your type of home and market conditions.

Finally, because Clever’s service is free, there’s no downside to getting matched and having a conversation. Compare the agents available in your area and decide whether it makes sense for your situation.

Independent agent perspective: How to evaluate Clever

We asked Rordam what questions a seller should ask before signing with any agent, whether through Clever or another service. Her checklist:

"Why should I hire you? Can I speak with somebody to make sure it's verifiable? Look at their reviews online. What does that agent bring to the table other than a lower commission? Do they have experience? Do they have skill? Do they have references? Will they be the person handling your transaction, or is that going to be outsourced to somebody who may or may not have the same level of skill?"

David Baca, a full-service agent with Life Realty District in Henderson, Nevada (and also not a Clever Partner Agent), made a related point about why discount fees alone can be misleading:

"When your home sits on the market for 30 to 60 to 90 days, guess who's paying the mortgage? The seller. Let's say your mortgage is $2,400 or $2,500 and it's been on the market for three months. That's $7,500 the seller's losing because you have inadequate representation."

The takeaway: a 1.5% listing fee is worth it only if the agent on the other end is good enough to close at the right price in a reasonable timeframe. If the agent isn't, the savings get eaten by holding costs, a lower sale price, or both.

Clever's response to that risk is its vetting and rematch process. The seller's response should be active interviewing, regardless of which platform sourced the agent.

Clever competitors include discount brokers like Redfin and alternative agent matching services like Ideal Agent and UpNest.

Redfin offers a similar 1.5% listing fee, but only operates in select markets and assigns you an in-house agent. While Redfin agents are known for handling a high volume of transactions, some sellers report less personalized service as a result. Redfin also offers a modest rebate for buyers (0.25–0.5%) but only if they meet specific terms and conditions.

Ideal Agent limits your choice to a smaller network of agents and charges a higher 2% listing fee. While its agents are typically experienced, you may have fewer options—and you won’t get any buyer incentives or cashback.

UpNest allows agents to compete for your business by offering custom proposals, which can be helpful—but also overwhelming. Fees and services vary widely, and buyers don’t get any cashback. Clever, on the other hand, offers a consistent, low 1.5% listing fee and a vetted network of top agents with no pressure or confusion.

Clever Real Estate stands out by offering a more competitive listing fee compared to most agent matching services and a larger agent selection than most discount brokers, which require you to use their in-house agents.

How Clever Real Estate works

Getting matched with an agent

  1. To request an agent, you submit a short online form (five questions) with basic info about your home sale or purchase (e.g., timeline, estimated price range, what you’re looking for in an agent, etc.)
  2. Clever's Concierge team will call to confirm your information and address any questions or special requests you have for your agent (e.g., experience with probate sales, investment properties, etc.). Note: You can skip the phone call if you prefer.
  3. Clever’s team uses your information, along with data-backed insights from its matching algorithm, to handpick the best local agents to suit your situation and needs.
  4. You can receive your agent proposals via text, email, or both. You can also view and contact agents in your Clever dashboard. Agent profiles will include each agent's past customer ratings, services, and experience. It will also include a proposal indicating how they can help you in your home sale or search.
  5. Once your agent matches arrive, you can set up interviews to compare your options and choose the best fit.
  6. If you don’t like the agents Clever recommends, you can request more matches until you find the right agent — or simply walk away.
  7. If you move forward with a Clever agent, Clever's concierge team will check in periodically to ensure you're happy with your agent and the service they're providing. Agents must maintain consistently good customer feedback to remain in Clever's network.

Selling with Clever

Listing agents who partner with Clever offer all the same services and support as traditional realtors, but at a reduced commission rate. For sellers, that means your agent will provide:

  • Pricing guidance, including a comparative market analysis (CMA)
  • Professional photography
  • Comprehensive marketing
  • Professional photography
  • Advice for home staging
  • Showings and open houses
  • Home inspection and negotiation support
  • Help to review offers and make counteroffers
  • Title transfer assistance
  • Help with paperwork and closing

Home sellers are guaranteed a 1.5% listing fee (half the usual rate), and Clever's service does not charge additional platform fees.

Buying with Clever

When you work with a buyer's agent found through Clever's network, you can generally expect your agent to:

  • Walk you through the home buying process
  • Help you find homes that match your search criteria
  • Accompany you on home tours and request information on properties of interest
  • Help you submit a strong offer and negotiate the contract terms on your behalf
  • Recommend lenders, inspectors, title companies, and other third parties
  • Accompany you on the home inspection and renegotiate based on findings
  • Keep the deal on track through closing
  • Attending final walk-through to ensure contract stipulations have been met and home is move-in ready

Clever also rewards home buyers with $250 cash back at closing (or $500 if you buy and sell with a Clever partner agent). Note: Clever Cash Back is available in 42 out of 50 US states.

Buyer-agent commission, post-NAR settlement

Buyer-agent commission no longer works the way it did before August 2024. Buyers now sign a buyer-agency agreement directly with their agent that specifies how the agent will be paid, before touring homes.

Liz Wood, a buyer's agent based in New Orleans, told us:

"The negotiation of commission now happens before stepping foot into a house. Buyers sign an agency agreement upfront, so they know exactly what they're on the hook for. In most cases, the seller still ends up covering it, but it's now part of the negotiation instead of a default."

For sellers, this means commission requests now appear as negotiation items rather than as automatic line items. For buyers, it means reading and understanding the buyer-agency agreement before signing it matters more than ever. A Clever-matched agent on either side will walk you through the details.

Clever history and news

Founded in 2017, Clever Real Estate has rapidly expanded its services. It launched Clever Pro for mortgage lenders, Clever Title as a full-service title and escrow company, and Clever Offers, a platform for receiving cash offers.[1][2] In 2024, Clever also acquired Gravy Technologies to enhance its loyalty rewards program for first-time homebuyers.

Other key milestones include:

  • Clever Offers surpasses $500 million in transactions: Clever’s cash offer platform has now helped more than 20,000 home sellers explore their options, resulting in over $500 million in completed home sales. The platform provides an easy way for homeowners to compare traditional cash offers with other options.[3]
  • HousingWire Insiders Award: Drake Shadwell, the manager behind Clever Offers, was recognized as one of HousingWire’s 2025 Rising Stars for his work building the high-growth cash offer platform.[4] In 2023, Clever's CEO and head of account management were recognized for outstanding industry contributions at the HousingWire conference.[5]
  • No. 1 Real Estate Agency on Trustpilot.com: Clever was ranked the #1 real estate agent company by Trustpilot after achieving a perfect 5-star rating in June 2023. As of April 2025, the company still maintains this perfect rating.[6]
  • Inc.’s List of Fastest-Growing Companies in the Midwest: In May 2023, Clever was ranked 65th on Inc.'s list, boasting 260% growth over two years.[7]
  • HousingWire's 2024 Tech100 Real Estate award: Clever Real Estate earned a spot in HousingWire's esteemed Tech100 Real Estate list. This prestigious award honors the 100 most innovative and impactful real estate technology companies of the year.[8]

Pros

  • Guaranteed 1.5% listing fee (half the usual rate), plus cash back savings for buyers
  • Agent matching service is free, with no obligation to commit
  • Large agent network offers great selection compared to similar services
  • High customer satisfaction, with a near perfect 4.9/5 rating on 3rd-party review sites

Cons

  • No guarantee you’ll get matched with a specific agent or brokerage
  • Cash-back availability is limited
  • Agent quality varies by local market

Clever Real Estate is best for sellers and buyers who want to save on real estate commissions while working with a top agent.

Clever's 1.5% listing fee is nearly half what you'd pay with a traditional agent, but you still receive full support from your agent. It also has a strict vetting process for agents, so you get matched with realtors with strong sales records and great customer reviews.

If you're selling a luxury home, navigating a complex transaction, or selling in a slow or rural market, it's still worth getting matched (it's free). Then interview the agents Clever recommends and compare them with one or two specialists you find independently. If the Clever match is the right person for the job, you save thousands. If they're not, you've lost nothing.

Answer a few simple questions to be instantly matched with a qualified agent who charges just 1.5%.

Why you should trust us

Yes, this review of Clever Real Estate is published on Clever's own website. We want to be upfront about that, because pretending otherwise would be the fastest way to lose your trust.

Here's how we tried to make this review honest anyway:

  • The reviews we analyzed are not ours. We pulled 4,500+ third-party customer reviews from Trustpilot, Google, and the Better Business Bureau, sites where Clever cannot edit, delete, or filter what's posted. We then ran every verifiable review through Anthropic's Claude AI to tag sentiment by theme. The methodology is detailed in the article.
  • We surface what critics say. Most reviews of Clever Real Estate are positive. A minority are not. We pulled the most common negative themes from the corpus and addressed them directly in the cons section, instead of treating them as one-off complaints.
  • We included external voices. Beyond Clever-affiliated agents, this review features quotes from two independent realtors who do not work with Clever, plus research from the Consumer Federation of America, an independent consumer-advocacy group.
  • Editorial review. This article was written by Ashley Simon and edited by Steve Nicastro, a former practicing real estate agent and 15+ year journalist whose work has appeared in NerdWallet, Bankrate, and Forbes.

If you'd rather read a review on a site with no connection to Clever, we get it. Trustpilot[9] and the Better Business Bureau[10] are the two best places to start.

Frequently asked questions

How does Clever make money?

When a Clever Partner Agent closes a deal for a customer, Clever takes a portion of that agent’s commission on the sale. This is called a referral fee, and it's how all agent matching services make money.

As a consumer, you benefit from this arrangement because it allows Clever to offer its agent matching service for free.

Agents benefit because it’s a low-risk, low-cost way to boost their real estate transaction volume, reputation, and revenue stream.

Are Clever Real Estate reviews legitimate?

The 4,500+ reviews referenced in this article are from third-party platforms (Trustpilot, Google, and the BBB) that Clever can't edit or delete. Clever does run follow-up campaigns asking satisfied customers to leave reviews on Trustpilot, which likely skews the rating upward by some unknown amount. The third-party platforms verify the reviewer is a real person, but they don't verify every transaction independently. We treat the 4.9-star average as directionally accurate but not perfectly representative of all customers.

Why do real estate agents work with Clever?

Finding new customers is one of the biggest expenses for real estate agents, and Clever helps agents by sending them a steady stream of motivated potential clients. Agents can then spend more of their time working with clients instead of searching for business.

Is Clever better than Redfin?

Clever Real Estate generally offers better value than Redfin, especially regarding customer satisfaction and service. Both companies offer a 1.5% listing fee, but Clever stands out by pairing you with top-rated agents from respected brokerages like Keller Williams and RE/MAX, ensuring you get full-service support throughout the process. Our analysis of Redfin found that its in-house agents handle a larger volume of clients, which can result in less personalized attention.
