We have used Jim Duncan for a couple of housing transactions over the years in Charlottesville and Crozet. I do not do many reviews but Jim deserves one. Jim is a great agent and advocate for his clients. He has many years of experience in the Charlottesville/Albemarle area and knows the market well. He is a great listener and genuinely enjoys helping clients discover and meet their life goals.

We bought our first home through Jim in 2021, and I am thoroughly convinced that had we gone with a different realtor, we would have never had the opportunity we did to land our dream home, especially with such ease. His responsiveness, connections, and experience got us right in the door in the nick of time. The realtor you choose makes a huge difference in the buying and selling process, and Jim is the guy you want on your team. He is truly an expert when it comes to Charlottesville and the surrounding areas, as well as telling you what you need to hear (not just what you want to hear). 4 years later, he was the first one we called to represent us when we made the call to sell our home and move out of state. Again, he not only ensured a seamless experience, but he also kept our best interest his top priority. Selling our home for 70k over asking was a nice touch. We can’t thank you enough Jim!

Jim worked with my husband and me for well over a year looking for a house. He took us to more properties than I can count, and throughout that time, we couldn't have asked for more in a realtor. He's been in the business for over twenty years, in this area, so he knows every builder, he knows what to look for, and he knows what to ask. Jim would catch a problem with the yard, a room that couldn't really be put to good use, an "office" that couldn't really be used that way because sound would travel, a water heater that would need replacing soon, a roof that was near the end of its life. He knows the ins and outs of every commute. We never got the sense that he was trying to push us one way or another. We just felt like every house we went to, if Jim didn't have all of the answers about the house, he could get them. We had total confidence in him. There just isn't any substitute for twenty plus years of experience. I would 100% recommend Jim to anyone.

My partner and I worked with Jim to buy our first house over a decade ago. Jim was extremely knowledgeable about the process and very tapped in to the local market. He helped us find a place that met our needs, was in our budget, and that we ultimately fell in love with. When it came time to sell our home this spring, there was no hesitation in who we would reach out to. Jim gives sensible advice, helps you factor in all the options at play, and is extremely responsive to any questions you may have. For a process that is filled with uncertainty, he makes you feel confident. When it comes time to buy my next home in Charlottesville, he will be the first person I contact.

When I tell you Jim knows his stuff, Jim really knows his stuff! My partner and I, 1st time homebuyers, were very naive to the whole process. We had a sit down with Jim over coffee. We not only explained what we were looking for and our budget, but he also took the time to answer our many questions about the homebuyer’s market in general. Shortly after, we expressed our interest in a home, and he moved full speed ahead. He had basically every step mapped out and taken care of for us, and we were closing on the house a month later! There are so many aspects to love about Jim. He’s a diligent worker, a great teacher, and an interesting guy. You’d be hard-pressed to find a better real estate agent.

I met Jim when I was a television reporter in Charlottesville many years ago. I worked there for 3 1/2 years and I would often reach out to him for interviews for stories about the real estate market in the area. He was incredibly knowledgeable, fact-based and always available which made him the perfect interview. Fast forward 13 years to when my wife and I made the decision earlier this year to sell our former home which we had been renting since leaving the area in 2010. My first call was to Jim who I still followed on social media. I knew it was not going to be an easy listing or a huge sale but wanted to get his thoughts. Despite the obvious challenges, Jim jumped at the opportunity and we could not have asked for someone who worked as hard or was as dedicated to selling our property as Jim. If you're looking for an honest, intelligent and strategic real estate professional who will give you the best shot to reach your goals, I would strongly encourage and highly recommend you give Jim a call. We cannot share enough praises to even begin to express our gratitude and appreciation for Jim Duncan. We were not from the area when we first reached out to Jim after finding his blog - his posts were just the first peek into his overall thoughtfulness and wealth of knowledge on real estate and the Charlottesville area at large. This kicked off our almost year-long process of searching for our next home as out-of-towners. Throughout the entire journey, Jim was in lockstep with us every step of the way from hearing our “wish list” to filming comprehensive tours to watch remotely to putting in several offers in competitive buying situations before we found the one. He was patient with us as we explored multiple options and provided constructive feedback through the entire process. Jim helped me and my brother sell my parent's home as part of an estate. He did not hesitate working with us (multiple parties needing to all agree on a multitude of things) or helping us ready the home for its sale. Selling a home can be stressful - dealing with an estate is even more stressful - and Jim was always available to answer questions and reassurance through the process. He successful negotiated on our behalf, helped coordinate needed repairs and we were happy to know we had someone like Jim looking out for us. Not something I would want to do again - but if we do, I wouldn't hesitate in reaching out to Jim once again. Thank you Jim!

Jim is a TRUE expert with a thorough understanding of the real estate market in Charlottesville and surrounding areas. As first time homebuyers, due to our inexperience my husband and I had a lot of anxieties about starting the home searching process. But after meeting with Jim, we quickly realized we could set aside our worries and actually enjoy the process of finding our forever home. He coached us through every step, and it's safe to say we'd be lost without his advice and expertise. There's a huge difference between a realtor who will tell you what you want to hear vs. one that will tell you what you need to hear, and Jim has mastered that delivery. I genuinely believe we wouldn't have landed such an incredible home and neighborhood if we didn't have him on our team.
