Owner Q&A

Miles Jiles · Founder/CEO, Miles Buys Homes

Tell us about your company and your role.

I’ve been buying houses for cash since 2020. My company primarily operates throughout Southern California, while also purchasing homes in Central Valley and Northern California.

What situations bring sellers to you?

Our typical seller needs a quick, convenient way to sell their house. They are often dealing with a unique situation and prefer to sell as-is without making repairs, cleaning the property, paying additional fees, hosting showings, or waiting months for their home to sell.

What types of properties do you buy?

We buy houses in any condition depending on the seller situation and if a cash offer fits their situation and goals

How many homes do you typically buy?

We typically buy 2 to 3 houses a month and about 24 to 30 a year we are currently expanding our operations to do more

What happens when a seller first contacts you?

I start by understanding the seller’s situation and answering any questions or concerns they have about selling to a cash buyer. Many sellers aren’t familiar with how the process works, so I take the time to explain everything clearly so they can determine whether a cash offer is the right option for their situation.

If the seller decides that selling for cash is the best fit, I present my offer and explain exactly how I arrived at that number. If they accept the offer, I send a purchase and sale agreement for signatures. Once the agreement is signed, I open title and escrow, submit my earnest money deposit, and stay in regular contact with the seller throughout the entire closing process to ensure everything moves forward smoothly.

How do you calculate an offer?

I walk through the property with my contractors and obtain repair estimates. From there, I determine the home’s after-repair value (ARV). I then subtract the estimated repair costs, resale expenses, holding costs, and the profit needed to make the investment worthwhile. The remaining amount is how I arrive at a fair cash offer.

How do you explain the offer to the seller?

I show the seller a breakdown of the numbers, including the estimated repair costs, resale costs, holding costs, and my expected profit. This allows them to see exactly how I arrived at the offer and understand that there are no hidden fees or surprises.

Is there room to negotiate?

I keep room for negotiations as long as the numbers are fair for the seller and me

What is the typical timeline from accepted offer to closing?

20-30 days

How quickly can you close?

7-10 days

Can you accommodate sellers who need more time?

Up to 90 days

How does your business differ from national cash buyers?

I’m not a large national company. I work directly with every seller on a personal level and stay involved throughout the entire process from our first conversation to closing so you always know who you’re working with and who to contact if you have questions.

When does selling to a cash buyer make sense?

Selling to a cash buyer makes sense if you need a fast, convenient sale and are comfortable accepting a below-market offer in exchange for that convenience. However, if your home is in good condition, you have time to wait, and your goal is to maximize your sale price, listing your home on the open market is often the better option.

When would you advise a seller not to take your offer?

If a seller’s goal is to receive full retail value for their home, I recommend that they do not choose the cash offer route. In most cases, listing the property on the open market is the better option for maximizing the sale price.

What should sellers compare beyond the offer price?

They should compare each company’s credibility, honesty, and transparency. It’s also important to understand how each company’s process works, whether it’s easy to follow, and who they will be working with throughout the entire transaction.

What should sellers look for when choosing a cash buyer?

Some red flags to watch for include buyers who pressure you to close quickly, businesses that are not registered with the Secretary of State, companies with little or no online presence or customer reviews, and buyers who make offers without first seeing your property or gathering enough information to accurately evaluate it.

What is fair about the industry’s reputation, and what is overblown?

What’s fair is that many people claim to be cash buyers but put properties under contract without having the ability or intention to purchase them themselves. I’ve seen wholesalers tie up sellers’ homes and equity with one sided or misleading contracts, which has contributed to the industry’s negative reputation.

However, not all cash buyers operate that way. There are many honest, reputable investors who provide a valuable service. The best way to protect yourself is to research the cash buyer you’re considering. Make sure they are a real person, operate a legitimate business, have an established online presence, and have a track record that demonstrates they can follow through on what they promise.

What advice would you give someone considering a cash buyer for the first time?

I would encourage them to do their research and not choose the first cash buyer they come across. Take the time to compare companies, verify their credibility, read reviews, and make sure you’re working with someone you trust before making a decision.

Overall score

Miles Buys Homes has no reviews in the past 6 months, with none in the past 12 months either. Its established record averages 5.0 stars across 11 ratings; strong credibility signals, including substantial website disclosures, add support. Customer experience

Avg rating 5.0
Total reviews 11
6-month rating No recent ratings
6-month trend Not enough evidence

Miles Buys Homes has a generally positive customer experience profile. Every rating in its lifetime review record was five-star. The main limit was review depth: 11 ratings provided limited evidence. No new ratings appeared in the latest 6 months, limiting what we could assess about current experiences. Its Customer Experience score of 72/100 does not have a sufficiently large comparable-company group for a reliable rank.

Lifetime ratings. Lifetime feedback was uniformly positive: 11 rated reviews averaged 5.0/5, all five-star. Reviews dated back to 2024. Our methodology adjusts small rating samples toward the typical company rating, then maps the adjusted rating to a score and applies a small review-depth deduction that decreases as the record grows. Volume credit grows with every rating, with an additional small adjustment that grows fastest over the first few hundred ratings and then slows. It strengthens the distance from the neutral, sample-adjusted 4.5-star signal; this record received a 0.05% adjustment to that signal. This added 0.01 score points before the depth deduction and confidence limit. The confidence limit also constrained the score.

Recent ratings. No new ratings appeared over the latest 12, 6 or 3 months, through October 23, 2026. There was no recent rating evidence to assess.

Rating trends. We did not have enough comparable lifetime and recent rating data to assess a trend.

Common themes. Only 4 detailed customer reviews were available for theme analysis, too few to identify common themes confidently.

Review relevance. We classified 8 of 11 reviews (73%) as relevant to consumer experiences with the company. The remaining 3 reviews had too little text to analyze. All 11 star ratings remained in the lifetime rating record.

Recent review pace. No new reviews appeared over the latest 6 months, so we leave its pace classification unassessed. Its 6- and 3-month rates were 0× its lifetime average pace, compared with 0× over 12 months. Next steps if you’re considering Miles Buys Homes

Even with a well-supported company record, the quality of an individual offer comes down to its price, terms, and the entity responsible for closing.

  1. Get the complete offer in writing

Confirm the purchase price, closing date, seller-paid costs, inspection or cancellation rights, and whether the contract can be assigned to another buyer.

  2. Verify who is buying your home

Confirm the legal business name, request proof of funds, and identify the title or closing company. If the brand has multiple offices, verify which office or entity is responsible for your offer.

  3. Compare the likely net proceeds

Request at least 2 cash offers when possible. If time allows, compare them with an estimate of what you could net from an as-is listing after fees, repairs, and carrying costs.

How we researched and scored this company

Methodology

We research each company using its website, business profiles, and third-party customer reviews. We use company sources to understand its services and terms, and distinguish those claims from independent evidence. When available, we also draw on interviews with company representatives and sellers, and relevant public records.

When there is enough evidence, we calculate an overall score out of 100 using 3 categories:

  • Customer experience (67.5%) reflects customer satisfaction, based primarily on average customer ratings and the number of reviews supporting them.
  • Recent activity (20%) reflects recent review volume, how recently the company received a review, and how its recent review pace compares with its history. Reviews are a signal of activity, not a count of completed home purchases.
  • Credibility (12.5%) considers business verification, website transparency, public engagement, and documented operating history.

Use the company or location identified on this page when interpreting the evidence. A broader company record may not describe every local office. Review history is separate from the company’s founding date.

Limited evidence can restrict what we can assess. A company may appear without a score, and a small review sample may not represent a typical seller’s experience. Scores summarize the evidence available to us; they do not predict an offer price or guarantee a sale or service quality.
