We bought our first home with Pam’s help. Through out the process Pam listened to our concerns, answered all of our questions and made us comfortable with a process that can be overwhelming. Pam treated us like family and made us clients for life. This year our son suffered a severe stroke. We needed to find living accommodations allowing my wife I to help with his care and look after our grandchildren. We were extremely stressed and feared we would be forced to settle on a property no one would be comfortable with.We called Pam for help and she relieved our anxiety telling us there are good options available and she would take good care of us. Through her diligence we found two new homes next to each other in a beautiful neighborhood. Pam’s hard work found us homes with everything and more than we hoped for at a price we could afford. When I retired from the military and moved to Texas, Pam was the realtor I chose because of the great reviews. I felt that she worked very hard on finding the kind of house that I was asking for, in the area I wanted. When it was time to sell my house my choice was a no-brainer, I shot Pam an email and in less than 6 hrs she responded. She gave me advice on what I needed to have done to get the most for my house and had contact numbers for the people that could get it done. Thanks to all of her efforts my house was sold in two days over the asking price.Outstanding working with her!

We are moving to Waco from out of town and Pam was the perfect person for us. She was able to get in and do video tours of homes the same day they went on the market so we could see them early and competitively. She was an expert in guiding us through the offer process, which we did 3 times before we landed on our new home! This market is nuts! She calmed our worries, eased our anxieties, and gave us every minute of time we asked for more promptly than we could've hoped. She even helped us get contractors out to the new property for painting and repair estimates, usually on the same day we talked about it! And even with the wild market and wait times for appraisals, Pam knew the community and the process so well that we sailed through and even closed on the house early. Pam is the best of the best. If you want a world class experience, Pam is the person you want.

Pam did a great job for us when we purchased our home and when we had to sell our home! Two years ago we purchased our home remotely. We thought this was going to be our retirement home. Circumstances due to COVID-19 and the down turn in my husband’s line of work he accepted employment with a company out of state. We needed to sell quickly so we could relocate. Within 24 hours of Pam putting our home on the market we had 8 offers. We were under contract within 36 hours and we closed 6 weeks later. We were able to sign all of our documents remotely which was a great benefit to us. If you are looking for a great agent that will do her best for you and your circumstances you will pick Pam!

Pam assisted us five years ago when we purchased our home in Waco. When we recently decided to relocate to another city we did not hesitate to call her to represent us in selling our Waco home. Wonderful realtor who knew just what to do to our house to have it sell on time for above expectations. We were building a new house and she helped us pick the right time to list our old house and told us exactly what repairs/remodels would help it sell fast for profit. We put in a few thousand in remodels (paint, counters, fixtures) and it sold for tens of thousands more than our original appraisal. And it sold within 24 hours of listing for above asking price!

The legend is real. Pam is clearly the most impressive realtor we have used in North Texas (and we've used several!). Pam is a master at presenting properties they way they should be displayed in order to attract the right buyer. She is a hard worker in every sense of the word. Then, she closes the deal flawlessly. Pam worked very hard to help us get our house in shape to be put on the market, making suggestions and naming contractors that could help. She had exceptional photographers come out and took amazing pictures that put the house in the best possible light. She took on the responsibility of hiring people to move furniture while we were out of town, making our lives easier. She kept us up to date on showings and feedback. In negotiations she definitely had our interests at heart. Pam is pure Texas and loves the area she lives in.A lot of effort went into selling our house and we greatly appreciate everything she did for us.

We purchased our first house with Pam's help 12 years ago. When we decided we were ready to move to something bigger, she happily stepped in to help us. And Pam persevered with us through 18 months of us figuring out what we actually wanted. She was patient and helpful.
