- Budget Plans in Alaska range from $99 to $299. Many are cheap and bare-bones, offering basic services like MLS syndication and downloadable documents. These types of Budget Plans are best if you want to boost your listing’s exposure at the lowest possible cost. But be on the lookout: some offerings in this tier include as many — or even better — services than Standard and Premium packages.
- Standard Plans in Alaska range from $325 to $599. This is usually where you’ll find the best balance of services for the money. Standard Plans often include useful tools like showing schedulers and virtual contracts. The best ones also provide a few deluxe services like professional photography or remote broker support. Still, compare these plans carefully against Budget-tier options to avoid overpaying for missing features or extras you don’t need.
- Premium Plans often use hybrid pricing: a non-refundable upfront fee at signing plus a flat or percentage-based fee at closing. In Alaska, total costs range from $0 to over $499 (sometimes more with % based fees at closing). Worthwhile Premium Plans include multiple non-standard services (e.g., professional photography, broker support, transaction coordination), offer easy-to-use online tools, and carry strong customer ratings.
Our team spends hundreds of hours each month researching flat fee MLS listing services across the country so you don't have to. We look at a wide range of factors to calculate our rankings, including:
- Value for money: Do they include a solid number of services for the fee you pay?
- Customer experience: Do they consistently deliver good experiences for customers?
- Track record: Have they been in business and stable for many years?
We continually refresh existing data, add new companies to our library, and look for new ways to make our pages more useful. See our full methodology.

FAQ about flat fee MLS in Alaska
- Alaska flat fee MLS listing companies offer bundled and a la carte marketing and support services for people selling their homes without a realtor, also known as listing for sale by owner (FSBO).
- Budget flat fee listing plans in Alaska start as low as $99 and usually just get your property listed on Alaska MLSs and popular sites like Zillow and Realtor.com, which helps increase your exposure among local buyers.
- Standard plans in Alaska start at $325 and go up to $599. They often include more services and support, like downloadable documents, showing scheduling tools, and yard signs.
- Premium plans in Alaska range from $0 to over $499+ and may include more deluxe services like professional photography, a comparative market analysis (CMA), and remote broker support.
- Most flat fee MLS brokers charge a flat, upfront fee that’s nonrefundable. Some also charge additional fees at closing. Others may charge additional fees for canceling your listing agreement early or even just updating your listing details.
- Flat fee MLS may be a good option if you’re (a) committed to selling without a realtor and (b) have a good understanding of the logistics, risks, and time requirements that come with a FSBO sale.
- Most home sellers looking to save money should also consider a low commission real estate company. These brokers get you full, in-person representation from a licensed agent for 50% less than the average listing commission rate in Alaska, which is comparable to many Premium flat fee MLS plans.
- Consider a flat fee MLS company if you're an experienced home seller, committed to selling your home by owner, and looking for a relatively cheap way to give your listing a visibility boost.
- If you're a first-time seller or aren't 100% comfortable handling the sale on your own, a discount real estate broker may be a better choice. Discount broker pricing can be comparable to Premium flat fee MLS packages, but gets you full in-person representation from a licensed agent.
- There are lots of free for sale by owner websites, including Zillow, Craigslist, and ForSaleByOwner.com. Most of these options don’t get your listing on the MLS, so they can be a good option for testing the waters or supplementing your flat fee MLS plan.
- If you need to sell your house fast or are selling a home that needs major repairs, consider a Alaska cash home buyer. These companies buy homes in almost any condition for cash, often in a matter of days. You avoid realtor commissions and many will even cover your closing costs. The tradeoff is that investors typically pay less for homes to offset risk and ensure they can turn a profit.
Pros ✅
- Increased exposure: Gets your listing on the MLS while still letting you technically sell by owner
- Potential savings: Usually a fraction of the typical 2.6% most realtors in Alaska charge to sell a home
- Useful extras: Plans often include some useful add-on services like showing scheduling tools and downloadable documents
- More control: Many let you manage your own listing, pick and choose services to pay for, and generally run your own show
Cons ❌
- Limited service: Handling your own sale is difficult and time consuming, no matter how many “tools” a plan includes
- No in-person support: Key services like home valuations and pricing advice can’t be accurate without visiting the home
- Quality issues: Plans can look good “on paper,” then technology, services, and/or support turn out to be low quality
- Lower sale price: FSBO homes sell for $100,000 less on average than comparable homes listed by agents

The Alaska housing market is a mild seller's market, scoring 61/100 on the Clever Market Heat Index (03/07/2026) - meaning conditions slightly favor sellers, giving well-priced FFMLS listings a reasonable shot at full-price offers.
- Alaska currently has 2 months of supply - below the 10-year historical average of 3.7 months. Low inventory like this typically means less competition and faster offers - favorable conditions for FFMLS sellers.
- The median home in Alaska sold for $408,300 last month (rising vs. the recent 3-month average of $399,916), at a median of $238 per square foot - a positive signal for FFMLS sellers - homes are selling for more than recent trends, suggesting strong demand.
- 8.9% of active listings in Alaska saw a price reduction last month - a low rate suggesting sellers have strong pricing power - well-priced FFMLS listings are unlikely to need price reductions.
Alaska homes are taking a median of 56 days to sell - below the 10-year historical average of 62 days, a sign of buyer demand - well-priced FFMLS listings may move quickly with the right MLS exposure.
- Once listed, Alaska homes go pending in a median of 59 days - slower than the recent 3-month trend of 34 days, suggesting buyers are taking more time to commit - FFMLS sellers should be patient and keep their listing presentation strong during the wait.
- 67% of active listings in Alaska are currently under contract - a high share that signals strong buyer demand and a competitive market for sellers.
- The average Alaska home sold for 99% of its list price last month - at the market's 10-year historical average of 99%, consistent with long-term norms for this market - FFMLS sellers can expect typical negotiation dynamics.
- Once under contract, Alaska homes take a median of 40 days to close - useful to keep in mind when planning your move-out timeline.
Only a licensed real estate agent or broker can list a home on the MLS in Alaska. If you want to sell your house without using a realtor, you can pay a flat fee MLS service to list it for you (we recommend Houzeo, BuySelf Realty and Brokerless). These services have their own real estate licenses, so they have access to the MLS. You can still sell without a real estate agent in Alaska, but unlicensed individuals can't access the MLS directly.
Flat fee MLS services in Alaska typically have access to the largest MLS systems in the state, including Alaska Multiple Listing Service, Alaska's largest MLS. Publishing your listing to a major MLS maximizes your exposure to potential buyers.

Editor’s note: Companies are ranked by Customer Score, which weighs average rating, review count, and recency. A 4.7 with many recent reviews can outrank a 4.9 with fewer, older reviews. For each company, featured plans appear first; otherwise, plans are ordered by price (low to high).

Data sources
Our Research Team identified 13 flat fee MLS brokers and 28 listing plans currently available in Alaska. We compiled and analyzed 2,517,564 publicly available data points tied to key factors like pricing, terms, services, and customer reviews to assess each company, determine our rankings, and choose our top picks in Alaska.
We sourced Alaska market data from two Clever proprietary datasets: the Clever Market Pulse and the Clever Market Heat Index.
- The Clever Market Heat Index is a composite scoring system built on data from the same sources that rates housing markets on a 0–100 scale based on supply, demand, and pricing dynamics, and classifies each market on a spectrum from strong buyer’s market to strong seller’s market.
- The Clever Market Pulse draws on housing data from Realtor.com, Redfin, Zillow, and the U.S. Census Bureau to track current local market conditions — including home prices, days on market, inventory levels, and sale-to-list ratios — updated monthly at the national, state, metro, and zip code level.
Methodology
We used public business directories and licensing databases to identify 2,534 real estate services real estate services we classify as “discount” brands. 28 of those brands were active in Alaska. We then manually verified pricing and service details for each company, categorizing them as either full-service or limited-service (our general service-level designation for flat fee MLS companies).
These flat fee MLS rankings pages feature brands and products we identified as limited-service. Full-service discount brands can be found in our discount real estate brokers library. Some companies offer both full-service and limited-service options, in which case they appear in both libraries — but we evaluate and rank each offering using separate, product-specific methodologies.
On this page, companies are ordered by Customer Score, which reflects a brand’s overall quality and customer satisfaction.
- Customer Score is based primarily on online ratings and reviews from reputable third-party platforms, accounting for both the average rating and the volume and recency of reviews.
- In practice, Company X with a 4.9 average across 20 reviews (none recent) will score lower than Company Y with a 4.7 average across 200 reviews (50 posted in the past two months).
Once companies are ranked, we highlight a small set of Top Plans within each market.
- These plan-level picks (Most Recommended, Value Pick, Budget Pick, Upgrade Pick) are chosen using transparent, rule-based criteria that balance price, included services, and customer feedback.
- The goal is to surface the best overall value options at each tier while still giving readers the context they need to compare individual plan details.
