My husband’s and my first encounter with Jared Litwiller happened a little over a year ago. Having been highly recommended by a close friend whose house Jared sold, we called Jared to inquire about a house we saw on Zillow that we were interested in purchasing. We happened to be out of state, at the time, so we were unable to go to the house and see it with our own eyes. Having never met us, in person, Jared listened patiently to our questions. He then offered to “be our eyes” by going to the property, within a few hours of our call, and reporting back to us, answering each question we had. Thanks to his swift action, we were able to make an offer, that very day. This all occurred during the red-hot seller’s market that existed a year ago so, even though our offer was above the asking price, as Jared wisely advised us was our best chance of getting our offer accepted, a bidding war, of sorts, took place and the seller accepted another offer instead. Fast forward to the beginning of this year, when we saw another property on Zillow that had many features we were looking for in a potential house. Again, we were out of state and, again, we called Jared to assist and guide us – still having never met him, in person. He went to the property, called us from there, answered any and all of our questions, took and emailed us pictures and, this time, we had an accepted offer within a day or two of our, long distance, phone call to Jared inquiring about the property. Throughout the process, from that first call, to the closing, about a month later, Jared answered every phone call (or, the few times he couldn’t answer, he immediately returned our calls as soon as it was possible). After going “under contract”, some issues arose which had to be renegotiated between us and the seller. Jared, unfailingly, listened to our concerns, internalized them, then conveyed them to the seller’s realtor. In one instance, he stayed up half the night, carefully wording an email to the seller’s realtor, detailing the cogent points necessary to “make our case” which, ultimately, got us past the sticking point of the negotiations and was crucial in closing the deal. To summarize: Jared Litwiller is honest, extremely responsive to his client’s needs, in a timely manner, and highly professional. He was always kind and upbeat, never showing the frustration he must have felt at various points along the way - with us, the seller and/or the seller’s realtor. He wanted to make our house transaction happen, but only if that could be accomplished to our satisfaction. We never felt pushed or pressured by him, he just kept doing what needed to be done to move the process along. My husband and I would recommend him, without hesitation. If you choose Jared Litwiller as your realtor, rest assured that you’ll be in highly capable and caring hands.

Jarad did a fantastic job getting our lot sold. His team showed the property multiple times and we had an offer within 2 days. With a little negotiating we had accepted an offer in less than a week. I will be calling Jarad again when it comes time to sell our current house.
