Josh created a strategy to market and sell our home that worked, it drove a sell price higher than asking. He and his team were timely with their responses and helped make the process move along smoothly. They also exhibited great empathy and helped make us comfortable throughout. John did a terrific job as our agent. He gave us inside information about the properties in the area we were looking in, he helped us zero in on the perfect house, and gave us great advice about the bidding process so that we could land the deal. He was transparent and responsive to our communication needs. And he was flexible in working with us as out of town buyers, even to the point of conducting a video tour of the home on our behalf. Honestly, the process went without a hitch.

Sold my parents house as part of an estate. Josh and his team were excellent during the entire process. Any questions I had were immediately answered. I was impressed with the beautiful pictures taken of the property and the number of people that came to look at the house even with its need for cosmetic repair. The entire process was smooth and I’d recommend Josh & his team to anyone buying or selling. We also purchased a house with them a few years ago and it’s been a pleasure working with them anytime we have real estate needs.

Josh helped us sell our Buffalo home in 2018. The best thing about Josh and his team is that they understand that a real estate transactions is not only a financial arrangement--buying or selling a home is *primarily* a major life event. During an incredibly stressful time--even if it's happy stress--Josh's team just make things easier. Josh was consistently ready with people who could help us: lawyer, photographer, handyman, landscaper, etc. These leads on peripheral services helped to manage the decision overload of selling a home. He honored our priorities in the process, protecting our best interests while also guarding the gates of our attention against time-wasters and distractions. We now live out of state and are relocating again. If we could fly Josh and his team down to help us again this time, we would do it in a heartbeat.

It was an absolute pleasure to work with The Josh James Team! Our property purchase was complicated, as it was broken into 2 transactions....the home & immediate 8 acres, and also 12 acres of woods. Josh was able to negotiate both deals beautifully. In one of the most stressful, complicated times of our family's lives, The Josh James Team was with us the entire way, taking care of all details, big & small. I both bought and sold recently with the Josh James team, and I can’t say enough good things about them. They went way above and beyond to help with some unusual circumstances that came up, especially Josh, who saved my sanity when on the day I got an offer on my house, my neighbor set his fence on fire, burning the siding off the side of my house. I didn’t know anyone who could do the work, and Josh found a contractor who could do the work right away, saving the sale. Then the buyers loan fell through, and again, Josh went out of his way to find the buyer financing. Both these things are beyond the scope of what anyone else would have done, and I am forever grateful. It was such a stressful time for me, and he took care of so much he didn’t have to, and kept me calm through it all.Not to mention, he got me the house I bought under ask, even during these times of everything going over, and sold my house for more than I thought possible.They are simply the best out there!

Josha and his team are outstanding! From start to finish selling the Buffalo house was seamless! I live on west coast so all transactions, were so smooth and painless, I could not be any happier. He found the perfect buyer in no time at all, signed, sealed and sold, the ink hadn't even dried!!
