We did some upgrades before selling and we went completely went off their recommendations and it paid off. Our experience with Karen could hardly have been better. She first met with us and gave us advice on selling our home – suggestions of things to do before we put it on the market. Her advice paid off well – we were able to sell the home for much more than we had expected. At all times she was kind, professional, compassionate, extremely responsive, and a lot of fun to be with! After we sold the house, we asked her to find us another home, and we gave her very specific parameters. When one such property eventually became available, she immediately brought it to our attention. We were the first potential buyers to be able to visit the property, and she guided us through the process of making an offer on the property. As a veteran of numerous real estate deals in two states over the past 40 years, I have had lots of experience with real estate agents. Karen Grotte of Coldwell Banker is the clear choice for anybody who wants to buy or sell a property in the North Bay. Her top goal is always clearly to please her clients. I needed to sell a trust-owned suburban property that was not in pristine condition. Karen said her listing price would move the property within two weeks, even at Christmastime in an environment with rapidly rising interest rates. Sure enough, I received six offers within a few days. All were over the asking price, but not hugely so, which tells me the price was right on the money. They were also very “clean” offers because Karen had advised me to have all inspections done in advance and there were no mysteries about the property. Karen provided professional staging, house-cleaning and photography. She has close relationships with all the very best inspectors for wells, septic systems and pests, so sellers can get these accomplished quickly before listing. Her choice of escrow firm was also brilliant. Karen is a wonderfully warm and caring person who guides and leads her clients to the best decisions for their interests rather than directing or pushing them. If you have a real estate need in this area, you can’t do better than Karen Grotte.

Karen Grotte handled the sale of our home and she is the best real estate agent ever! Why, you ask? Well, because she sold our home in one day, over asking price, with no open house. How did she do this, you ask? Well, because she prepared well in advance of us putting the home on the market. She helped us get Pest and Home Inspections as well as necessary repairs set up and completed. She prequalified buyers and only invited well qualified buyers to view the home. She got an expert photographer for the property as well as a professional video of our home including a drone overflight. Not only that, but she made a booklet out of pictures we had of the many seasonal flowers on our property. All of these things together plus her other efforts made our property stand out from the others. Karen’s follow up and diligence are unmatched. She brought many good ideas to the table and made this close to $2 million dollar transaction easy as buying toothpaste! The buyers of our property were also impressed by her. That says a lot about Karen’s professionalism and trustworthiness. We cannot recommend Karen enough.
