Seller experience

Jennifer

Sold to Eric Buys Your House · Parkton, Maryland · 2018

Jennifer, who sold her home in Parkton, wanted to avoid showings and repairs while managing four dogs and four young children. She compared several offers and said the 45-day closing followed her timeline.

“I was satisfied. I had a dedicated person. Everything was an easy process.”

One seller’s experience; other sellers’ outcomes may differ.

Why did you choose this company?

I didn’t feel like dealing with showings. I had 4 dogs and 4 young kids. Also, the house needed work that I didn’t want to deal with either. I called several companies, had them come out and give estimates, and I took the highest bidder.

Were you happy with the offer?

[The offer] was less than I paid after owning the house for 12 years, but more than I owed. So it was ok. [I was] treated fairly. I actually ended up buying a house from them as well.

How was communication with the buyer?

I was satisfied. I had a dedicated person. Everything was an easy process. The only issue was with my new mortgage company, because I bought a house from them, and the mortgage company had some concerns.

Did you have flexibility with the closing date?

The closing was done on my timeline. [I] closed in 45 days; it could’ve been sooner, but I couldn’t close on the new house until then. We closed, and I received a check. We then were given 2 weeks to move out.

Would you use a cash buyer again?

Yes, I plan on utilizing one when I sell my current house. I was happy with the process.

Median 85
Avg rating 4.3
Total reviews 93
6-month rating 4.8
6-month trend Improving

Eric Buys Your House has a generally positive customer experience profile. Its large review record was mixed, with both positive and negative ratings. In the latest 3 months, recent ratings were much stronger, supported by meaningful review volume. Its Customer Experience score of 61/100 places it in the bottom 7% of comparable cash buyers serving multiple markets.

Lifetime ratings. Lifetime feedback was mixed: 93 rated reviews averaged 4.3/5, with 74 five-star ratings and 15 one-star ratings. Reviews dated back to 2022. Our methodology adjusts small rating samples toward the typical company rating, then maps the adjusted rating to a score and applies a small review-depth deduction that decreases as the record grows. Volume credit grows with every rating, with an additional small adjustment that grows fastest over the first few hundred ratings and then slows. It strengthens the distance from the neutral, sample-adjusted 4.5-star signal; this record received a 0.41% adjustment to that signal. This subtracted 0.04 score points before the depth deduction and confidence limit.

Recent ratings. Recent feedback remained strongly positive. Ratings averaged 4.6 across 56 reviews over 12 months, 4.8 across 52 reviews over 6 months and 4.9 across 50 reviews over 3 months, through October 31, 2026.

Rating trends. Ratings improved substantially. The 3-month average rose from 4.30 lifetime to 4.86 — up 0.56 stars, or 13.0%. The one- and two-star share fell from 16.1% to 2.0%, down 14.1 percentage points. The 50-rating sample provided meaningful support for the recent improvement.

Common themes. Knowledge and capability led the feedback, appearing in 13 of 40 detailed customer reviews (33%), followed by a smooth process in 10 (25%) and good communication in 9 (23%). Negative themes included concerns about misleading information in 3 (8%) and low offers in 3 (8%). Reviews could mention multiple themes.

Review relevance. We classified 43 of 93 reviews (46%) as relevant to the home-selling experience. Another 27 concerned initial contacts without reported outcomes, business partners, other products or services and property buyers. The remaining 23 reviews had too little text to analyze. All 93 star ratings remained in the lifetime rating record.

Next steps if you’re considering Eric Buys Your House

Even with a well-supported company record, the quality of an individual offer comes down to its price, terms, and the entity responsible for closing.

  1. Get the complete offer in writing

Confirm the purchase price, closing date, seller-paid costs, inspection or cancellation rights, and whether the contract can be assigned to another buyer.

  2. Verify who is buying your home

Confirm the legal business name, request proof of funds, and identify the title or closing company. If the brand has multiple offices, verify which office or entity is responsible for your offer.

  3. Compare the likely net proceeds

Request at least 2 cash offers when possible. If time allows, compare them with an estimate of what you could net from an as-is listing after fees, repairs, and carrying costs.

How we researched and scored this company

Methodology

We research each company using its website, business profiles, and third-party customer reviews. We use company sources to understand its services and terms, and distinguish those claims from independent evidence. When available, we also draw on interviews with company representatives and sellers, and relevant public records.

When there is enough evidence, we calculate an overall score out of 100 using 3 categories:

  • Customer experience (67.5%) reflects customer satisfaction, based primarily on average customer ratings and the number of reviews supporting them.
  • Recent activity (20%) reflects recent review volume, how recently the company received a review, and how its recent review pace compares with its history. Reviews are a signal of activity, not a count of completed home purchases.
  • Credibility (12.5%) considers business verification, website transparency, public engagement, and documented operating history.

Use the company or location identified on this page when interpreting the evidence. A broader company record may not describe every local office. Review history is separate from the company’s founding date.

Limited evidence can restrict what we can assess. A company may appear without a score, and a small review sample may not represent a typical seller’s experience. Scores summarize the evidence available to us; they do not predict an offer price or guarantee a sale or service quality.
